Project Management

With a holistic and market centric approach to decision making, BHUBESI HOLDINGS offers project assembly & management services to select investors, public sector and private sector partners and clients.

Property Management

The main components that BHUBESI HOLDINGS and its associates offer, is professionalism and the ability to provide an excellent, all encompassing service to ensure that Government property assets are protected and well managed.
 
Our services include rent collection, project management, preventative and planned maintenance, tenanting, property reports, market analysis, legal aspects including litigation, town planning etc.
 
Lease renewals


  • BHUBESI HOLDINGS will conclude all lease renewals relating to the premises, adhering to the timing set out in the lease agreement.  Letting budgets are set by you with our assistance should you require it. Any changes to the rental must be agreed to by yourselves. Should there be any vacant space tenants will be procured and where deemed prudent the assistance of external property brokers may be utilised.
 
  • We will visit your buildings on a regular basis. These visits will be to inspect contractors on site namely security and cleaning which have a high impact on visitors to the building. Visits will also be conducted to discuss prospective tenants and maintenance issues.
 
 Asset Management


  • Asset Management consultation forms part of our Management Fee.  We believe that Asset Management is an integral part of Property Management. Our intention is to maximise the value of the asset and its income.
 
Mentioned below are some of the items under Asset Management that would be performed:  
-           The short and long term objectives of you, the owner, must be understood;
-           Provide information on the surrounding areas that may impact on the building;
-           Planned and preventative maintenance programmes;
-           Tenant liaison;
-           Adherence to approved budgets;
  • Advise if and when the optimum time would be to refurbish or dispose of the property and the process of either of these options.
 
 Financial and Reporting
 
We are able to provide a comprehensive financial service related to the management of your building and this includes:


  • An annual building budget can be prepared in conjunction with you, The Property Owner.  Where necessary, quotations are obtained from contractors in order to confirm large potential expenditure.
 
  • The budgeted figures are compared to the actual figures on a monthly basis, variances highlighted and explanations offered.
 
  • We will monitor debtors and will be in constant contact with the tenants thus enabling us to act swiftly and prevent arrears from arising prior to the matter being handed over to attorneys.  The tight control allows for a low bad debt provision.  Rent rolls are distributed on a monthly basis to the owner.  The rent roll will record all tenant charges, amounts paid and any rentals outstanding.
 
  • We ensure all building accounts are paid timeously making sure the correct procedures are implemented and all accounts are scrutinised before payment. Building disbursement statements are distributed to the owner recording all building expenditure.
 
 
Technical Services


  • A detailed maintenance report can be compiled to include recommendations on the necessary work that has to be implemented, as well as the associated costs.
 
  • A planned and preventative maintenance program is a critical part of the asset management function. BHUBESI HOLDINGS will carry this, together with an examination of all contracts and detailed inspection reports out. Your objectives will be taken into account and a tailor made planned and preventative maintenance programme can be implemented.
 
  • Aside from our annual inspection, should any problems occur in the interim we will investigate them, obtain the necessary quotes and make recommendations.  We would then either authorise the work provided it fell within the mandate given by you, or request your consent to proceed with the work.
 
 Information Systems and Technology
 
Our comprehensive Property Management information system is designed to cater for all aspects of property management, employing state of the art technology, which is continuously upgraded, reviewed and adapted to suit the clients needs.
 
 Fees


  • The current norm in the commercial / industrial market is a management fee of 5%, on all monies collected from tenants (excluding tenant’s deposits received), in terms of their lease agreement. However, we realise that every property is unique in nature and should be treated as such. We would therefore examine the building concerned and arrive at a fee mutually beneficial to both parties.
 
  • Letting commission would be payable at the previously recommended SAPOA (South African Property Owners Association) tariff on new lettings to tenants and 75% of the SAPOA tariff on all lease renewals.
